Apartment hunting can be both fun and challenging! Finding an apartment that’s affordable, in a good location and up to your living standards are just the first things you need to worry about when choosing the perfect apartment. Whether you’re a first-time apartment renter, or you’ve been in the game for a while, you’ll want to ask some important questions before you sign a lease and collect your keys. We’ve put together the top twelve questions renters should ask property managers BEFORE signing a lease.

What are the lease terms?

Currently, a lease can be from 5 - 12 months. Each lease is based on current availability, and changes come as lease terms are chosen.

What does it cost to move in?

$50 App - $300 Admin Fee - $300 Security Dep *OAC - Plus 1st months rent.

Are utilities included in the cost?

No, utilities are not included in the rental cost. They are billed after the resident has moved in. New residents will set up an individual power, and gas account. Water, sewer, and trash will be paid along with rent to the leasing office.

What's your pet policy?

Breed restrictions. 50lb max weight limit. Non-refundable pet fee $300 1 pet / $500 2 pet. Monthly pet rent $35 per pet.

How about your guest policy?

Guests should limit their stay to no more than one week unless prior written permission from resident. Guests must be with the resident when using any common area facilities.

Do you require apartment renters insurance?

Yes, $100,000 minimum liability.

How do I pay the rent?

AMCRentPay.com or with the office.

How are repairs taken care of, especially in an emergency?

Call the office number for maintenance dispatch.

How secure is the apartment building?

Community is gated.

How often does rent go up? By how much?

Rent increases are only given at the end of the lease term. Increases fluctuate on the market.

What is the parking situation?

One assigned covered parking space. Townhomes have direct access to a single car garage.

Is there a penalty for breaking my lease?
